Application Qualifications
Application must be completed by all adults that will be occupying the property. Adults are anyone over the age of 18, not currently a high school student.
Each applicant must submit the following:
- A current, non-expired, government issued identification card (State ID, Driver’s License, Military Issued ID, etc.).
- Three months of consecutive pay from employment, most current pay period received must be included. If you are in the process of starting a new job, a letter of commitment from the employer will be needed to figure income.
- If income is from other sources, we will need an award letter showing entitled payment.
- Child support or spousal support will only be accepted as income if we receive proof of six months of consecutive payment either through bank deposits or DHS records. Must be dated within the last 30 days.
- Application fee will be payable upon submission of the application; it is $50 per applicant and is NON-Refundable.
If you have pets or service animals, you will need to complete the animal verification application as well. You will need to provide a color photo of the animal and pay any applicable fees. Fees will only be waived if approved as a service animal. Our office will not approve Rottweilers, Pit Bulls, Chows, Dobermans, Staffordshire Terriers, or any mix of those breeds. Some properties will have additional restrictions on pet breeds and/or age.
Our office will review your payment history on your credit report, complete a nation-wide criminal background check, verify income, verify rental references, and check for any evictions. If you are currently under eviction or owe a previous landlord, your application will be denied.
If the application is approved with no additional criteria, if lease is not signed, deposit will be forfeited.
